Charnwood is undergoing dramatic investment with commercial, retail, industrial and residential developments increasing. The recently extended Rushes Shopping Centre compliments the retail experience offered by Loughborough and is part of a wider masterplan for improvement of the whole town centre. The proposed development of Dishley Grange on the northern outskirts of the town aims to create 1000 jobs. The area around Loughborough Railway Station is also set for investment with the creation of a mixed use development and improvements around the station itself. There are also plans to develop the waterfront and wharf area.
In South Charnwood regeneration is underway in both Syston and Thurmaston and new business parks at Watermead and Rearsby offer quality accommodation with good access.

Charnwood Borough Council is currently carrying out a consultation on the pattern of future development in Charnwood. It will help to plan for the expected future need for both homes and jobs in the Borough. Whilst it does not specify detailed sites or locations, it does suggest broad directions for future growth. The draft proposal suggests the need for 4,500 new homes and 130 hectares (about 335 acres) of new employment land by 2021. It also discusses the location of the proposed new Loughborough Science Park.

The aim of the masterplan is to provide a clear vision for the social, economic and environmental development of Loughborough Town Centre for the next fifteen years.
